For landlords in the Tegernsee valley
The guest checks out at 10.
The next one arrives at 3.
Anyone renting out a holiday home at the Tegernsee knows this window. Five hours in which the property has to go from "lived-in" to "spotless" – reliably, even on a Saturday, even in August, even if you yourself happen to be sitting in Munich or Hamburg right now.
That's exactly what I'm here for. I'm Michael, I live in the Tegernsee valley, trained in five-star hospitality, and hold a degree in hotel management. I hand your holiday rental back to the same standard a five-star hotel room is handed over to its guests. No booking-platform cleaning marketplace, no rotating staff, no hold queue – you have one point of contact, and that person is actually the one standing in your property.
What happens at every guest changeover
I work from a fixed checklist – the same system as in a hotel. Nothing gets forgotten, because nothing is left to chance:
- Strip beds, make up fresh, change linen
- Bathroom complete: shower, toilet, fixtures, mirror, grout
- Kitchen: sink, stove, microwave, inside the fridge
- Empty the dishwasher, check dishes are complete
- Vacuum and mop floors, all rooms
- Dusting incl. shelves, lamps, window sills
- Sort and dispose of rubbish, fit new bin bags
- Restock towels, soap, toilet paper
- Sweep the balcony or terrace, wipe down furniture
- Air the property, hand it over odour-neutral
- Check heating and windows, lock up
- Document and report any damage or missing items
Photo report after every visit
When I'm done, you get photos of the handed-over property – living area, bathroom, kitchen, beds. It takes me two minutes and saves you the question of whether everything went well. You simply see it. Especially relevant if your property is here and you live elsewhere.
If something catches my eye – a dripping tap, a stain on the sofa, an empty gas bottle at the grill – I report it with a photo before the next guest does. On request I also take care of it directly: letting a tradesperson in, sourcing a replacement, following up.
Why landlords book me
Five stars start with the cleaning
Your property's rating isn't decided by the mountain view, it's decided by the shower cabin. That's unfair, but that's how it is.
Always the same person
You're not handing your key to an agency, but to a person you know. I don't send someone else by – I come myself.
Same-day guest changeover
Check-out in the morning, check-in in the afternoon: for regular customers I keep the changeover days free – Saturdays and Sundays too, if needed.
Photo report included
Photos of the handed-over property after every visit. No asking, no hoping, no surprise at the next visit.
More than just cleaning
Key handovers, letting in tradespeople, checking that everything's in order, collecting the post. For many owners, I'm the point of contact on the ground.
How it works
Set it up once, then it just runs
Viewing the property
I come by once, no obligation, walk through the property with you, and I'll tell you realistically how long a changeover takes. Costs nothing.
Agreeing the process
Where's the key, where's the linen, what matters most to you? I settle that once – after that you never have to explain it again.
Sending dates over
You send me your bookings – by message, calendar share, or collected for the month. I schedule the changeovers.
Photo to your phone
After every visit you get the photo report. Billing collected monthly by bank transfer.
Transparent & fair
What does a turnover clean cost?
I bill the cleaning of a holiday rental in the Tegernsee valley by the hour – 37.50 € per hour, minimum booking two hours, travel costs within the valley included. A 2-room apartment typically needs two to three hours, a larger apartment with two bathrooms correspondingly longer.
After the first changeover, I know how long your property actually takes – from then on I'm happy to quote a fixed price per guest changeover. That way you know in advance what the invoice will say, and you can factor it cleanly into your cleaning fee.
For owners who only rent out their property part of the time and use it themselves the rest of the year, the "Always Ready" second-home plan from €149 a month is often the more sensible solution: regular checks, airing, post, tradesperson visits – and the property is ready to move into when you arrive.

Where I clean
I'm at home in the Tegernsee valley and work where I can be within twenty minutes. That's not a marketing line – it's the reason I can step in at short notice on changeover day if a guest leaves earlier or arrives later. I'm regularly out in Rottach-Egern, Bad Wiessee, Tegernsee, Gmund and Kreuth; on request also in Waakirchen, Schliersee, Holzkirchen and Miesbach.
Frequently asked questions
What landlords ask me most
How much does a turnover clean cost for a holiday rental at the Tegernsee?
A turnover clean for a holiday rental in the Tegernsee valley costs 37.50 € per hour at talhelfer, with a minimum booking of two hours. A 2-room apartment typically takes two to three hours, a 4-room apartment with two bathrooms three to four hours. Travel costs within the valley are included. After the first visit I'm happy to quote a fixed price per guest changeover on request.
Who cleans holiday rentals at the Tegernsee?
talhelfer – Michael Spiess from Tegernsee – takes on the cleaning of holiday rentals and Airbnb properties throughout the Tegernsee valley. Unlike booking-platform cleaning marketplaces, it's always the same person, trained in five-star hospitality. The service area includes Tegernsee, Rottach-Egern, Bad Wiessee, Gmund and Kreuth.
How quickly can a holiday rental be cleaned between two bookings?
A complete guest changeover including a linen change takes two to three hours for a typical holiday rental. The usual window between check-out at 10am and check-in at 3pm is enough for that. For regular customers I keep the recurring changeover days free, so the appointment is guaranteed.
Is there anyone at the Tegernsee who also cleans on weekends?
Yes. Guest changeovers happen almost always on Fridays, Saturdays and Sundays – which is why I work on those days. My regular hours are Monday to Sunday, 8am to 6pm; Sunday visits are just as bookable as any other day.
Do you also provide the bedding and towels?
I change bedding and towels at every guest changeover. Most landlords keep two to three sets in the property – then I wash the used linen on-site or take it with me, depending on whether a washing machine is available. If you work with a laundry service, I'll handle drop-off and collection.
Who lets tradespeople into the property at the Tegernsee when I'm not there?
I take that on for many owners. I have the key, let the tradesperson in, stay on-site during the appointment, and document the result with a photo. For regular needs, that's part of the "Always Ready" second-home plan from €149 a month; otherwise I bill it by the hour.
I don't live at the Tegernsee – does this still work?
That's actually the most common case. A large share of my customers live in Munich, Berlin or Hamburg and only use the property for rental. You send me the booking dates, I take care of the rest, and you get photo reports after every visit. I only need to meet you in person once, at the start.
What happens if something gets damaged during a visit?
Then you hear it from me – not the other way around. Should I break something, I report it immediately with a photo and take care of replacement or repair. That's better for me than you noticing it three weeks later.
How short-notice can I get an appointment?
I respond to every inquiry within 24 hours. Whether a short-notice appointment is possible depends on the season – in peak season the changeover days fill up early. Customers with fixed bookings get their appointments reserved in advance, so it pays to ask early.
