Second‑Home Care
in the Tegernsee Valley

Someone on-site who keeps an eye on things – and gets the home move-in ready before you arrive. From €149 a month.

For owners who live elsewhere

You come every six weeks.
Your house stands empty the other five.

And during that time, no one knows whether the heating is still running.

Most second homes at the Tegernsee belong to people who live in Munich, Berlin or Hamburg. A few weeks in summer, Christmas, the odd long weekend – and in between the property stands empty. Usually that's fine. Until, in February, a pipe bursts and no one notices for three weeks. Or until you arrive on a Friday evening after four hours on the A8, the air is stale, it's cold, the beds are bare and the fridge is empty.

There's a solution for both, and it isn't called "alarm system". It's called: someone who's there.

I'm Michael, I live in the Tegernsee valley and care for second homes for owners who live elsewhere themselves. I have the key, I check in regularly, I get in touch if something's up – and I get the home ready before you arrive. Not as an agency with rotating staff, but as one person you know and can call.

Why not just ask the neighbour?

Because a favour isn't a commitment. The neighbour is happy to do it – until they go on holiday for two weeks without telling you. They won't go out at night in a storm, they won't supervise a tradesperson, and they won't tell you the facade is growing moss. Above all: you won't want to ask them. Not for the fourth time this year.

The difference isn't the service. The difference is that you're allowed to ask.

The "Always Ready" plan

What I take care of for you

Every two weeks I'm at your property – and additionally after every storm, without you having to ask. On these visits I check:

  • Walk-through check of all rooms
  • Checking heating, water and electricity
  • Checking windows, doors and shutters
  • Thorough airing, keeping an eye on moisture
  • Running taps (avoiding stagnation)
  • Receiving post and parcels, clearing the mailbox
  • Watering plants
  • Checking the outdoor area, driveway and roof from below
  • Checks after storms, heavy rain and frost
  • Accompanying tradesperson and meter-reading appointments
  • Photo report after every check-in
  • Reachable for you if something's up

The part everyone underestimates: the arrival

You tell me when you're coming. When you unlock the door, it's heated and aired, the beds are made, the towels are laid out, the essentials are in the fridge. You've arrived – instead of spending the first two hours on housework.

The other way round at departure: I follow up, clear away, dispose of anything perishable, do the laundry and power the property back down. You lock the door and drive off.

If something does happen

I'm usually on-site within an hour, because I live here. Shutting off water, securing the property, documenting damage with photos, calling you. On request I commission a tradesperson directly and stay on-site during the work. For your insurance, by the way, a documented, quickly contained damage report is a lot more pleasant than three weeks of water in the screed.

Frequently asked questions

What owners ask me most

Who looks after my second home at the Tegernsee when I'm not there?

talhelfer – Michael Spiess from Tegernsee – cares for second homes and holiday properties throughout the Tegernsee valley. That covers regular checks, airing, receiving post and parcels, tradesperson appointments, and preparing the home before your arrival. It's always the same person, not rotating staff from an agency.

What does property care for a second home at the Tegernsee cost?

The "Always Ready" second-home plan from talhelfer costs €149 a month. That includes regular check-in visits, airing, post, being reachable in an emergency, and preparation before your arrival. There's no setup fee and no minimum term, the plan is cancellable monthly. Additional work such as a full clean is billed by the hour.

How often is my property checked?

As standard I check in every two weeks. After storms, heavy rain or extended frost, I come by additionally without you having to ask. If you'd like a different rhythm – weekly or just monthly – I set that together with you at the first appointment.

What happens with water damage or a storm when I'm not there?

I'm usually on-site within an hour, because I live in the Tegernsee valley myself. I shut off the water, secure the property, document the damage with photos and call you. On request I commission a tradesperson directly and stay on-site during the work. The difference to a neighbour: you don't have to ask anyone for a favour.

Can you prepare the property before I arrive?

Yes, that's the main reason most customers take out the plan. You let me know when you're coming – then it's heated, aired, the beds are made and the basics are stocked in the fridge. You unlock the door and you've arrived, instead of spending the first two hours on housework.

Do you also let tradespeople into the home?

Yes. I have the key, let the tradesperson in, stay on-site during the appointment and document the result with a photo. That also applies to deliveries, meter readings, chimney sweeps or heating maintenance. You don't need to travel for that.

Does this also apply to houses with a garden?

Yes. For houses, the outdoor area and the driveway are part of the check. Regular garden maintenance, mowing or hedge trimming aren't part of the plan, but I take them on by the hour as a separate garden service – then everything comes from one source.

Can I combine second-home care with household help?

Yes, both plans can be combined. Many customers book the second-home plan for the time they're away, plus a household plan from €189 a month for the weeks they're on-site themselves.

How long am I committed to the plan?

Not at all. There's no minimum term and no setup fee, the plan is cancellable monthly. Billing runs by monthly invoice via bank transfer.
